Our Process

Looking towards the Future

Welcome to Tinee Homes WA, your trusted partner in building small, yet exceptional homes across Western Australia. With a strong emphasis on client collaboration and unwavering commitment to quality, we pride ourselves on crafting living spaces that perfectly suit your needs and aspirations.

The Tinee Homes Building Process

Initial meeting and pricing

  1. Initial inquiry/consultation including a site visit to discuss client specific needs and preferences, and any special requirements of the site itself
  2. Secondary meeting to discuss the next steps including information regarding access to the proposed site, details on how construction will take place and outline the delivery process
  3. Client meeting to pick finishings and fixtures
  4. A quote will be developed and agreed upon – quotes given to clients based on their choices are a fixed price but all delivery and set up fees are priced based on location, site condition and survey and soil reports of the land

Building and shire approval

1.Determine whether a development approval is required or whether just a building approval is required

  • If relevant R-codes (design codes of WA) are met, only a building approval will be required

2.All requirements of building approval and shire/city approvals will be provided by Tinee Homes as registered builders including:

  • Engineering
  • Working drawings
  • Energy Efficiency
  • Site and soil classification
  • Site survey
  • CDC (Certificate of Design Compliance)
  • All associated documentation for building approval
  • Contract for building approval works which covers all works and consultants for the building approval

After building approval

  1. Enter into Contract to Build
  2. Once signed, materials will be ordered and a timeline of works is provided to client
  3. The build takes place
  4. Organise delivery and site set up on location as required
  5. Tinee Homes can accommodate all on-site connections if required

Common Questions

Build timelines vary depending on the design and complexity of your home, but most Tinee Homes are completed within 12 to 20 weeks from confirmed design sign-off. We keep you informed at every stage of the process, from initial concept through to delivery and installation, so there are no surprises along the way.

Our design consultation is a collaborative session where we learn about your lifestyle, land, budget, and vision. We discuss floor plan options, materials, finishes, and any special requirements you may have. This process ensures that the final design is practical, functional, and truly tailored to you before any building begins.

Planning and approval requirements depend on your local council and the intended use of the home. Our team has experience navigating the approval process across Western Australia and can advise you on what is required for your specific situation. We can guide you through the steps and help ensure your project complies with all relevant regulations.

Once your home is complete, we carry out a thorough quality inspection before delivery. Our team coordinates transportation and installation, and we walk you through the home to ensure everything meets your expectations. We remain available after handover to address any questions and support your transition into your new Tinee Home.

Yes. We encourage our clients to stay involved throughout the build process. We provide regular progress updates and welcome site visits at agreed milestones. Seeing your home take shape is an exciting part of the journey, and we want you to feel confident and informed every step of the way.
